What is a “General Contractor”?

A: A General Contractor is the prime contractor who is responsible for most of the work at the construction site, including that performed by the subcontractors. The General Contractor oversees all work while verifying that it is installed as detailed on the drawings, defined by the building codes, and are within industry standards.

Are you a licensed contractor? Is that important”?

Job Doctor holds a Master Business License to operator throughout Canada (except Quebec) as a general contractor. Not only is it important to hire a licensed contractor – it’s illegal for a contractor to operate without a license. We also carry Liability and Worker’s Compensation Insurance. Contractors who operate without a license often abandon jobs before they’re finished (or in really bad cases – before they’ve started but after they’ve taken the client’s money!), perform shoddy work, or may not be experienced in the trade.

When will the project be completed?

Renovation projects vary in size and complexity. From the moment you decide to build, a natural question is, “when will the project be done”? We will provide a CPM (Critical Path Method) project schedule before starting which will provide a Target Date for completion. Changes made by the Owner, unforeseen circumstances (such as weather delays or concealed conditions) may add time to the overall schedule; however, the schedule will be updated when a delay occurs so that the Owner’s expectations are managed.

Can I make changes along the way?

Simply put, yes, you can make changes along the way. We will provide you with a CPM (Critical Path Method) schedule that will illustrate what decisions need to be made and when. It is critical to the project’s success for you to make decisions ahead of time as to not delay the schedule. With the use of the CPM schedule, we will assist you in making decisions in a timely manner. An example is if you want custom windows that take 8 weeks to deliver we will need to order them 10 weeks before we install them in order to assure that the whole order is received without errors or damages.

How much is it going to cost to build this and what is a Budget?

Good question. Almost everyone wants to know the cost before anything else. We’ve found that the best way to accurately estimate the cost of the project is to know exactly what we’re building. In most cases, this requires a plan or a design. Kitchen and Bathroom remodel designs are free when you contract with us to do the work. Addition and new-construction design is extremely affordable. Contact us right away to set up a free consultation. Once the design is complete we’ll send you a detailed estimate. Once you’re happy with the estimate, we’ll send you a contract. There are never any “surprise” charges or hidden fees.

A Budget generally refers to a list or spreadsheet of all planned expenses to complete the construction project. An Owner’s budget will typically include all associated costs of construction including Architectural design fees, structural engineering fees, permit fees, (which combined are called “soft costs”) and construction costs. Essentially the budget is a tool that illustrates the trade-offs of making monetary decisions during the construction process. A General Contractor’s budget will be similar to the Owner’s budget; however, the GC typically does not track the soft costs of the project.

How do we pay you?

Once the details of your project are finalized we’ll prepare a contract. A deposits or down payments is generally required at contract signing. The deposit amounts may vary around 5% to 15% depanding on the project.

The contract will include a payment schedule as follow.

  • On construction progress. For example, a payment will be due after demolition is complete, then after framing is complete, then after drywall and so-on.
  • On a monthly basis based on the percentage of construction completed

  • We always stipulate that the last payment is due after the completion of your punch-list (that’s the list of minor corrections you’ll make as we finish your project.)

    Are payment mehtod are cash, check and we accepted all major credit.

    My friend hired a contractor. They showed up for a few days, then didn’t come back for 2 weeks. Do you Do this?

    No. Once we start we’re committed to finishing your job accurately and within the time frame detailed in the contract. Also, you’ll always have the cell phone number of a project manager. And, yes, they’ll either answer the phone or call you back the same day. You’ll also have 24-hour access to our exclusive online project management system – so you’re always in-the-loop.

    What does “Design-Build” mean?

    Design Build is a construction project delivery system where, in contrast to “design-bid-build”, the design and construction aspects are contracted for with a single entity known as the design-builder . The design-builder is typically the general contractor, but in some cases it can be the architect or engineer. This system is used to minimize the project risk for an owner by designing the project within a set budget. Often times an Owner has an Architect design their “dream” without carefully considering how much money they have to spend ahead of time. By hiring a design-builder you eliminate the opportunity to over design your project which will allows you to stay within budget.

    Design-Build simply means that we offer design services as well as construction services. We’ll evaluate your needs and the scope of the project – then draw plans and even provide 3-D renderings! Using a design-build contractor has huge advantages. First, you’ll save money. Our design costs are typically 1/2 of what you’ll pay hiring a separate architect. Also, since we’re active builders, we’ll approach your project with your budget in-mind. Second, you’ll avoid aggravation! Dealing with a single contact for everything from concept through completion is a lot easier than trying to organize a bunch of different experts yourself.

    Can I manage part of the project on my own?

    We typically discourage the Owner from managing parts of the project on their own. The reason you hired a General Contractor in the first place is to manage the project, manage your expectations, and manage the budget. Most often the Owner will pick out materials and products; however, procurement and installation of these items should be left to the professionals to be installed. The benefits of having your General Contractor oversee all work are plentiful such as warranty, contractor discounts in pricing, and most importantly scheduling.     What does Green Building mean?

    A: A sustainable building , or green building is an outcome of a design which focuses on increasing the efficiency of resource use such as; energy, water, and materials while reducing building impacts on human health and the environment during the building’s lifecycle, through better site , design, construction, operation, maintenance, and removal. Effective green building can lead to 1) reduced operating costs by increasing productivity and using less energy and water, 2) improved public and occupant health due to improved indoor air quality, and 3) reduced environmental impacts by, for example, lessening storm water runoff and the heat island effect. Practitioners of green building often seek to achieve not only ecological but aesthetic harmony between a structure and its surrounding natural and built environment, although the appearance and style of sustainable buildings is not necessarily distinguishable from their less sustainable counterparts.
